COUNTRY MANOR

The Water's Edge Country Manor allows those larger groups to not only play together but to stay together as well... Family Reunions, Church or Youth Groups, or just a bunch of friends. A huge Country Kitchen is stocked with the basic cooking utensils. Three restrooms include a full restroom with a tub and shower, another has a shower, and a third has a toilet and sink. A/C and Heating are ready for whatever the weather permits. The Manor has 4 bedrooms which will sleep 22 people. Total sleeping accommodations is for 22 people. Bedding is provided for 22. Linens and towels are not provided. A maximum of 22 people is allowed in the Manor. (No Exceptions) No Camping or RV's allowed at the Country Manor. (No Exceptions)

OZARK MOUNTAIN LODGE

The Ozark Mountain Lodge offers a country setting away from town. AC, heat, and a bathroom are all part of the conveniences; however, the rooms have more to offer than the usual motel. You'll find a microwave and a small refrigerator in each room. Two double beds and a double bed futon couch in each room will accommodate from two to six people. Adjoining rooms will allow for separate sleeping areas for those larger groups. These Lodge Rooms have linens supplied. No Daily Housekeeping Is Supplied. For cooking or sitting around the campfire, each room has a Picnic Table, Grill, and Stone Fire Pit. Best of all they are POOLSIDE.

The Water's Edge Cottages has that home style atmosphere. They come with a Full Size Kitchen, Living Room, Dining Table and Chairs, Large Bedroom, Full Bath, AC/Heat and Private Patio out back. They sleep up to 8 Adults per unit. Two full size beds in the Bedroom and Two full size Futon Couches in the Living Room. They are very roomy for 8 Adults. The Kitchen has Pots, Pans, and Dishes for your use. There is a BBQ Grill on the Patio. The Cottages come with Linens. No Daily Housekeeping Is Supplied. LODGING RESERVATIONS

Check - In 3:00 P.M. To 7:00 P.M.
(Late arrival must be confirmed with office in advance)

Check - Out 11:00 A.M.

Deposit:50% deposit either by cash or check upon making the reservation. VISA, Master Card, or Discover required for last minute reservations (i.e. when time does not permit a deposit via mail).
Security Deposit:A damage deposit per unit is required upon check-in via cash, check, VISA, Mastercard, or Discover. A $75.00 Damage Deposit is required for each Lodge Room. Each Cottage has a $100.00 damage deposit and The Country Manor has a $200.00 damage deposit. When checking out of the unit, an inspection is given to each unit. If all is OK, the deposit is fully refundable.
Cancellation Policy:If decreasing units and/or number of people, a ten (10) day notification is required. If canceling The Country Manor, a thirty (30) day notification period is required. If cancellation is complete, a $10.00 service charge will be retained if you cancel your reservation entirely prior to the cancellation period.
Note:Management reserves the right to assign/reassign specific units. Minimum two-night stay on weekends and three- night stay on holiday weekends.
